It was compiled through by interviewing 45 experts in the industry (in real estate and interior design) and surveying 113 prospective home buyers to find out what type of home improvements they value most.
As it turns out, it is not kitchens & bathrooms that are top of the agenda of the prospective home buyers, but rather converting your home into an open plan layout if that is not already the case. However, due to the expensive nature of this home improvement it is not the one that brings the best return and it’s difficult to recoup your total investment.
Surprisingly, it is through upgrading your flooring that you will get your best return on investment. It wasn’t top of the agenda for prospective home buyers, but those that did rank it first were prepared to pay a premium of 16.8% for homes that had upgraded flooring, translating into $35k when using the median home price of $210k. The relatively low cost associated with improving your flooring means that this improvement gives you the best bang for your buck!
